Meeting the challenge

The ever increasing demand for high quality, thermally efficient and affordable housing has long been a challenge for the construction industry and at odds with conventional methods of building.

Off-site modular timber build offers an opportunity for social housing and key worker providers, to commission sustainable, thermally efficient and high quality housing stock which can be constructed almost 50% quicker and more cost-effectively than through conventional construction techniques, whilst at the same time reducing environmental impact.

Passivhaus

Accommodation from 2 bedroom, 3 person single storey bungalows to 4 bedroom, 6 person houses can be factory constructed to Passivhaus standard if required, delivered to site and built in a fraction of the time associated with conventional build. For example we have recently built three bungalows and four semi-detached houses for a social landlord, all completed and fully operational within 45 days.

High specification interiors

Internal fit out is undertaken in our purpose designed factory and a range of appliances, kitchens and bathrooms is available to suit individual requirements. Each module is fully finished prior to delivery to site including decoration, floorcoverings and electrics.

Products that perform

Doors and windows can be selected to suit performance and aesthetic requirements and a choice of external factory applied finishes includes brick and stone slip, render, timber cladding and terracotta.

To further minimize the ecological footprint and reduce carbon emissions, Willerby offers an Ecopack range which includes photovoltaics, solar panels, ground source heat pumps and other energy saving devices.

Cost saving innovations

Additional cost savings are achieved with the incorporation of steel floor cassettes, significantly reducing foundation costs together with the option for factory manufactured modular roofs, reducing build times and negating the requirement for scaffold.

Once delivered to site, the homes are installed at the rate of two per day, with all mains services connected quickly and easily using proven plug and play technology.

Fully compliant

All buildings comply fully with Building Regulations and are TRADA QMark compliant. Willerby Innovations has undertaken a range of projects for social housing groups ranging from 2-person bungalows to 4 bedroom houses.
